Finding a self-certified mortgage may be difficult unless you know who provides the best deals and how the different self certified mortgage application processes work.

Not all mortgage lenders offer self-certified mortgages and those that do often have different criteria to who they will lend money to and to who they won’t! So if you apply to the wrong lender, and you could, at worst, get turned down, or, if you get accepted, pay an unnecessarily high interest rate.

Some lenders who offer self certified mortgages will only make minimal checks on an application. The bigger the deposit you have (at least 25% of the purchase price), the easier it should be for you to get a mortgage.

Others will ‘fast track’ your application (meaning they do not make any financial checks at all, though, of course, they are well within their rights to do so). Some will ask you to declare that you will be able to meet the repayments, with no reference to your income at all.

Because getting a self certified mortgage may be convoluted, it is always advisable to seek independent, expert, help and advice to ensure you apply for - and get – the mortgage most suitable for you.
